00:00 Did you know that 40% of home buyers speak a language other than English at home? And in some markets like Dallas, New York, LA, Miami, that number is over 50%. Realtors know this, but they can't do anything about it until now because they can't leave voicemails in languages other than English. We're going to solve that problem for them and charge $200 to $500 a month to do so.
00:20 What if you could clone a realtor's voice and then leave personalized voicemails in their same voice, intonation, and style in the language of the person you're calling? I'll tell you right now, realtors are not about to figure this out for their own, and they would love to pay us to figure it out for them every single month. So, today, we're going to do that.
00:34 I'm going to do realtors. I'm going to show you how to build it. It's very easy. And how to sell it, also easy. Okay, so why would a realtor even want this? First of all, realtors live and die by speed and personal connection. If they don't have speed to lead, aka fastest to call back or to call a lead. And they can't build a relationship of trust, BRT, then they're not successful.
01:02 This is going to help them do both that because it's much easier to build trust with someone if we identify with them, if we feel like we have something in common. Even though we're cloning a voice, the person we're calling is still going to feel more welcome, more at home, more affinity towards the realtor if it's in the native language. So, right now, if a realtor wanted to do this, they would have to like fumble through Google Translate, find another third party tool to maybe translate it.
01:25 It wouldn't be in their voice. It would sound totally different. All the sayings, the the pauses, the intonations, it wouldn't be the same. It would just sound off, and you might end up doing yourself more harm than good. So, with this service, the realtor just needs to record a 30 to 60 second audio clip. And if they've ever posted a video to Instagram, YouTube, or anywhere, we don't even need them to do that.
01:47 We can just snag that for them, upload it ourselves, and clone it for them. Because the more friction we can remove from this process or any sales process, the better. After we clone their voice, we can generate a library of pre-recorded voicemails that relate to certain properties that they may be listing or that their buyers may be interested in buying.
02:03 With just a couple prompts, we can pre-record price drop alerts, new listing alerts, showing confirmations, missed appointment notifications. These plug-andplay templates we can just plug into any of their listings. So, without further ado, let's build this entire package for you. Let me share my screen. So, this product is called Fish Audio S2 Pro, and it's beating basically every other competitor on benchmarks with regards to text to speech and voice cloning.
02:30 Now, the three things that matter the very most for this business is number one, you can clone any voice from as little as 10 to 60 seconds of audio. Number two, it works in 80 plus languages with the same voice and same tone. And number three, there's over 15,000 emotion tags that let you control how the voice sounds, whether it's warm or excited, professional, or whatever the message may need.
02:53 So, we're going to start by going to products, voice cloning, and I'm just going to read this prompt while I speak. The system converts written text into natural sounding speech. Each word is processed, analyzed for context, and generated with the correct intonation. The goal is to make digital voices sound as close to human conversation as possible.
03:14 Okay, done. 17 seconds. TTS is text to speech. Advanced algorithms allow the software to interpret nuanced linguistic patterns by leveraging deep learning. The engine adjusts pitch and rhythm. Inhale maximum clarity. This process ensures that every synthesized sentence provides a seamless listening experience for users across all digital platforms today.
03:41 Okay, that's freaky. And it doesn't have to only be 15 or 60 seconds. If you have like an hour of you speaking, giving a talk, something, you can just upload that and it will be even more accurate. But I honestly don't know how it could get more accurate than what it spit out from just that 17-second memo that I recorded. So, I'm going to save that to my voice library with one click.
04:02 So, it discerned that I am male, middle-aged, narration, educational, 46 different voice qualities. Okay, I'm going to give it the rights to use my voice. Okay, and it is right there. That took about a minute. Now, we're going to build the actual product. So, now in the other window, we're going to open our favorite AI tool, Claude, Grock, Chad, GPT, Gemini, whatever you like.
04:24 I prefer Claude, so I'll roll with that. I'm going to say, write 10 common real estate voicemail messages a realtor would leave for clients. Include new listing alert, price reduction, showing confirmation, offer accepted, counter offer received, inspection scheduled, closing reminder, happy anniversary of home purchase, referral request, and holiday check-in.
04:42 Keep each under 30 seconds when spoken. Okay, let's see what this spits out. Okay. Hey Chris, it's Sarah. A new listing just hit the market that fits everything you wanted. Three bed, two bath, big backyard, great school zone. It's priced under 400K. We'll move fast. call me back today and I'll get you in to see it tomorrow. Talk soon. So, I could prompt this again and say, "Hey, make this generic so I can plug and play these 10 messages into any given property."
05:02 So, don't include any specifics about how many bedrooms and baths, prices, square footage, etc. But I want to see all these specifics in the translation. So, I'm just pretending like I'm doing this for myself and I have actual listings right now. That way I can get a more realistic example of what these are actually going to look like for a realtor and not just generic ones.
05:22 So in the same chat window I'm going to say translate all 10 messages into Spanish, Vietnamese, Mandarin, and Portuguese. Why did I pick those languages? Because they're very commonly spoken here in the United States. You could also do Italian, German, French. You get the idea. Hindi would also be a good idea because with these new visas that came out a few years ago, the influx of Indians moving to America has exploded.
05:48 Okay. And here they are. We've got 10 in Spanish, Vietnamese, and Mandarin, and Portuguese. So, I'm going to go to the first one, the new listing alert in Spanish. I'm going to copy it. Then, I'm going to go back to Fish Audio. Click on text to speech. Okay, there's my voice clone. I'm going to click this black button, use, and I'm going to take this text and replace it with the Spanish version of a new listing alert.
06:08 And let's generate the speech. Okay, you know what I love about this? So, I'm not going to profess to speak Spanish, but I did take four years in high school and I was the treasure of the Spanish Honor Society at Astronaut High School. So, shout out. But no, I don't speak Spanish. But I know it well enough to know that that kind of sounds like a bad accent.
06:47 That does not sound like I'm from Mexico or Spain or that I'm a native speaker at all. It sounds like a guy that looks like me and sounds like me trying to speak a foreign language. And I love that. I love that it sounds realistic. Kind of blows my mind to be honest. And of course, it still sounds like my voice. Let's see what the home purchasing anniversary message sounds like in Mandarin.
07:04 Chris I mean, I didn't conjugate the verbs perfectly, but just kidding. I have no idea what I'm listening to, but yeah. Cool. Sounds like Mandarin, I think. So, keep in mind, if we want to download these cloned messages in their respective languages, you need to do it one by one, not all together, or it will just combine them all. Chris and it gives you two different versions of each one.
07:46 So cool. All you got to do is click the download button. Let's say I want this second version. And then we're going to go to we're going to go to Google Drive, create a new folder called voice cloning, and then we'll create a subfolder called Mandarin. And then inside there, we're going to add the file. We're just going to say home purchase. Home purchase anniversary.
08:09 Spelled that wrong. Oh well. That's it. We would just repeat that with the other languages and the other nine messages as well. Now we have like a nice tidy package of languages and messages to send to an agent. And you know what would be creepy but highly effective is if we did this proactively before even getting in touch with the agent. Imagine what our close rate would be if we said, "Hey, I've got 40 audio files with your voice in four different languages of 10 different voicemails that you're using on a
08:37 daily basis. Would you like to hear these?" or you could send that message before you even make them. And then if they say yes, then you go ahead and generate them. So to give you an idea of how much it cost me to make these two recordings so far, I spent 15 bucks on 250,000 credits and I still have 249,577 credits left. It's a fraction of a percent.
08:51 So it cost me like 3 cents or less to make these. Stupid cheap. We don't have to do recurring, right? We all want recurring, but people are less likely to pay for recurring. So, if we can just do this once and sell a one-time package, that could be a great loss leader or a great way to get our foot in the door of the realtor and say, "Hey, I know a lot about AI.
09:13 I can do this for you. Why don't I do this for you for free? It might cost you like a couple bucks in credits." And then we look at some other things that I can help you with with AI. I can help you make or save more money or get more leads or respond faster to leads, get more listings, whatever it is. And it doesn't have to be realtors, insurance agents, car dealerships, lawyers, medical offices, anyone who serves multilingual clients and leaves voicemails.
09:36 In fact, an immigration attorney could be perfect for this. They've got money and they're only dealing with multilingual clients. But back to realtors, imagine if you had five realtors paying 300 bucks a month. That's 1,500 bucks a month recurring, $18,000 a year. And it's very passive once you build this upfront. 10 realtors, you're at 3,000 from a service you could deliver from your laptop.
09:55 And keep in mind, this whole realtor voicemail thing is just one play. Why not like an audiobook narration service? Look at how many books and audio books are being written every year. Most of them you will never hear of, but they still need their books narrated. And a lot of these authors don't have the budget to pay a studio or they don't have the time, like 12 hours to set aside to record their book in audio form, especially when most books don't even sell that many copies, right?
10:20 So, there's this perfect dichotomy that serves you well. They don't have the time to do it. They don't think it's worth it because they're probably not going to sell that many. They don't have the budget to pay a professional voice actor to do it. So, it's like boom, 500 bucks. I'll do it for you in your voice. And you don't have to spend time in a studio or give thousands of dollars to a studio.
10:37 You could charge a couple grand for this and they would still come out way ahead on savings. The output of Fish Audio meets all of the like specs that companies like Audible require. And of course, you could do multilingual versions of those books or faceless YouTube channels or YouTube dubbing. I dubbed my channels into 14 different languages and it helps me make more money because I'm able to sell ads in those other countries, but it took a lot of work to get to that point.
11:01 You can do all that work for YouTubers. Where do you get their emails? Right here. Every YouTuber's email address is right there. Or you can use sites like Upwork, online jobs.ph to buy email list of YouTubers. You could specialize in a niche, specialize in a size of a channel like I only clone voices and dub languages for YouTube channels with 100,000 to 500,000 subscribers, etc.
11:26 You could have a voiceover agency for local businesses. Every single business needs audio for ads or hold messages, training videos, phone systems. You walk in with samples, charge 200 to 500 bucks per project and deliver it the same day in the voice of the owner or the receptionist or whatever. 300 to 500 a month per realtor or per business owner is very reasonable.
11:42 So that's three to $5,000 a month for 10 clients. You can add setup fees onto that. 500 bucks to $1,000 per new client in setup fees. Your only cost is paying for fish audio, which ranges from this to this. This is going to take you like 20 to 40 minutes per new client. You don't have to choose between doing this for business owners or realtors and audio books.
12:03 You could do both at the same time. If I were starting this from ground zero and I wanted to find my first customers, on day one, I would sign up for Fish Audio and I would clone my own voice, I'd use that voice to generate three sample voicemails in English, Spanish, Chinese. That's going to be my demo. Day two, I'm going to either look through my phone list, go to my Facebook friends, my Instagram friends, and find all the people I know that are already real estate agents.
12:28 We all know about a half dozen or more. Shoot them a text. Take them to lunch. Proactively clone their voice. Show them what you did at lunch so they can hear it. Be like, "What?" They're going to have that wow effect. You're going to be much more likely to close people that know you personally than you are to close a stranger. It's going to be much easier to close a stranger once you have some testimonials of your friends.
12:46 And they don't need to know that your testimonials are from your friends. It doesn't matter. If it's a happy customer that you served, whether they paid you or not, and it's a fivestar review, then it's a data point in your court. It's one more reason for them to say yes to a stranger. I interviewed a guy that got out of prison and started a junk removal business.
13:04 And he found all of his customers by going to Dollar Tree, buying like a little plastic dish, a candy dish, and then a bag of candy and some business cards and walking in physically to realtor offices and leaving the business cards, the candy dish, and the candy with the receptionist. He started a six-figure business out of prison with no experience, just a truck doing that.
13:24 There's no reason you can't do the same thing for them. They are begging for people to come teach their realtors, these broker offices, to come teach their realtors on anything, anything new and exciting. Bring in some Subway, bring in some Jason's Deli, whatever. Teach them how to do this for themselves for free. Most of them are going to be shocked, and most of them aren't going to want to do it themselves, even though they know how to do it.
13:48 They're going to say, "Can you just do this for me? Give away the secrets. Sell the implementation. Leave a one-page flyer, QR code, pricing, URL, etc." Days 3 to seven, I would follow up with every single office or every single friend that you went to lunch with. Follow-up, follow-up, follow-up. That's where the magic is. Weeks two to four, I would land my first three clients or five, I would deliver it super fast.
14:06 I would overd deliver. I would deliver faster than I promised. I would get testimonials, fivestar reviews, Google business profile. I would list everywhere. And then month two, why not expand to audiobooks or insurance agencies or immigration attorneys? Same service, different script. Guys, the audio industry is worth over $10 billion and is growing every year.
14:26 And the cost of production just dropped to nearly zero while the quality somehow went up. So, the people who move on this right now are going to build businesses the rest of the market doesn't see coming for another 2 years. So, go try it. Fish.audio is the website. I'll put the link in the description. Use code kerner 20 for 20% off. Clone your voice. Generate a sample in another language. Hear it for yourself. Go build
